Cuboid Storage
Cuboid Storage is a wholly owned subsidiary of FI Real Estate Management (FIREM). FIREM is a property and asset management company with over 40 years of experience in industrial, office, retail, and residential real estate.
Challenge
In 2023, FIREM decided to diversify its portfolio by launching Cuboid Storage, a new container-based self-storage brand. The company had extensive land holdings, which created the opportunity to scale quickly. However, it lacked the specialist operational expertise to establish and run a modern self-storage business.
FIREM needed guidance on how to launch and, more importantly, how to design a replicable operating model that would support nationwide growth.
Our Approach
Our Management Team joined Cuboid at the very start of its journey. We advised and coached their team through the setup and rollout of the business. Our role covered several areas:
Team Coaching – We supported Cuboid’s internal team to take the framework in-house with clear processes for daily management and long-term growth.
Strategic Advisory – We guided the initial concept and positioned Cuboid within FIREM’s property portfolio.
Site Selection & Layout – We assessed the suitability of sites, advised on container layout design, and recommended on-site security.
Operational Infrastructure – We introduced software systems, customer journey frameworks, and workflows for day-to-day management.
Plug & Play Scalability – We created a remotely operated hub model. This allowed new sites to integrate quickly into the platform and enabled efficient expansion across multiple locations.

Results
- As a result of this work, Cuboid achieved rapid rollout. In its first year, it launched 23 container storage sites across England and Wales, deploying over 150,000 sq ft of space.
- The scalable framework also encouraged FIREM to invest in 36 acres of land, which can hold at least 5,500 additional containers. This growth became possible through the operating model we created.

Most importantly, the plug-and-play model ensures new sites roll out seamlessly across the FIREM estate. With this foundation, Cuboid is now pursuing its ambition of becoming the largest container storage provider in the UK.
